Built in 1914, the former Lord & Taylor flagship is a 13-story, 600,000+ square foot landmark building. Contracted by Amazon in 2020, Milrose had many hurdles to navigate in order to guarantee code compliance and alignment among the client, design, and construction teams. Milrose used a multi-phased filing approach to maintain the project schedule while securing agency approvals and aligning with prior owner commitments on Core & Shell. This strategy allowed for smooth turnover to the Tenant Improvement team and on-time construction. Milrose continues to offer ongoing code consultancy, violations management, property management and maintenance services, permitting approvals, and pre-determinations.
