The New York City Department of Buildings (DOB) has gotten tough on enforcing a rule that’s technically been in place for some time.

Buildings six stories and greater, as well as those more than 75 feet in height, require an approved Fire Protection Plan (FPP) to secure a Temporary Certificate of Occupancy (TCO) or to renew an existing one. Since the process normally takes two to three months, it makes sense to begin the process filing sooner rather than later.

Moreover, as of January 1, 2016, the FDNY fee for reviewing Fire Protection Plans increased to $420.

Any FPP submitted to FDNY must now be accompanied by a TM-1 form and a check for $420, payable to the “Fire Department City of New York.” This requirement also applies to previously submitted plans that received a Disapproval Letter.
