Temporary Certificates of Occupancy (TCO) expires 90 days after its original issuance. Being proactive regarding all requirements for the renewal of your TCO will help ensure that the renewal can be completed seamlessly at the time of expiration.
The five most common reasons for Department of Buildings (DOB) rejection of a TCO renewal include the following:
- Any violation on the property issued due to non-compliance with a local law.
- Schedule A corrections requested by the DOB are not addressed in a timely fashion.
- Eighteen-month construction inspection has not been completed, or awaits the resolution of open objections from the inspection.
- Elevator Category 1 and Category 5 inspection reports have not been properly filed or updated.
- A Stop Work Order has been issued on the property.
