Philadelphia is currently experiencing a boom in high-end residential construction. According to a recent Zillow report, almost 70% of new construction in Philadelphia since 2014 has been on the high-end scale. That said, 15% of new construction has been on lower-end, more affordable residential units. Philadelphia’s low-end apartment options average around $1,102 in rent per month while high-end apartments average roughly $1,795 per month.
Leading the pack of luxury residential buildings in Philly is Two Liberty Place, a 58-story, 1.2 million-square-foot mixed-use building that offers the tallest and most expensive apartment units in the city. When iStar Financials and Dranoff Properties sought to overhaul the top floors of the primarily commercial building into luxury condominiums, known as Residences at Two Liberty Place, they brought in Milrose to lead the municipal permit process.
Upon being awarded the project, Milrose proactively identified an efficient path for the filing the building permits to renovate floors 48-57 of Two Liberty Place and then obtained Certificate of Occupancy approval on each of the 56 new luxury condominium units. Milrose also provided code consulting and Certificate of Occupancy services on a complete renovation to the building’s 37th floor amenity space which now features a luxe new owner’s lounge, fitness facilities, billiards room, and business center.
