Local Law 147 2021

Beginning this December, many more buildings will be subject to new Site Safety requirements due to the passing of Local Law 147 of 2021.

Local Law 147 will change the definition of a “major building” from a building that is 10 or more stories to a building that is 7 or more stories, and from a building 125 feet or more in height to a building 75 feet or more in height.

Currently, a building with a footprint of 100,000 square feet or more of any height is considered a major building. The DOB Commissioner can also flag a building as a major building at their discretion. These rules will remain in effect.

As a result, many more projects will now require a site safety manager or site safety coordinator. New buildings, enlargements, full demolition, and certain types of partial demolition will require both a registered construction superintendent and a site safety manager or coordinator if they are 7+ stories or 75+ feet in height.
