Overcoming Zoning & Permitting Challenges
Luxury retail spaces don’t always come pre-approved for food and beverage service, so transitioning the space from retail to a café required rezoning efforts. Masterplan worked closely with local stakeholders to ensure a smooth approval process. Additionally, we handled all necessary restaurant permits, ensuring the café could open without delays.
Community Engagement & Parking Adjustments
Highland Park Village is known for its exclusivity, which means any new development must align with existing community standards. Our team led community engagement efforts, helping to adjust parking requirements to accommodate the café without disrupting the center’s flow.
Collaboration Across Teams
This project was a true team effort, with nearly every consultant at Masterplan contributing in some capacity. Additionally, LaBarba played a key role in securing alcohol permitting, adding another layer of complexity that we successfully managed.
